House for rent (As soon as possible)

A very fresh and clean apartment for rent 7300kr/month.

The apartment is furnished and has 1 bedroom, 1 hall, separate kitchen and 2 balconies. Further, it has large windows with excellent natural lights and the bathrooms are renovated.

The area is very beautiful, peaceful and quiet with greenery across in summers.
It takes approx. 25 min from Vällingby to Central station with train and 18 min by car.
The apartment will be rented to those who have steady employment (References will be required), well-behaved, non-smokers, pet-free and no children.

Electricity: Included (approx 300kr/month)
Deposit: 1 month
Move in date: As soon as possible
Contract: written 3 months at a time until further notice

Can you post more information regarding the apartment.

Do you own it, rent it, is it a second-hand contract, do you have authority to rent it out?

What is the kvm? Why is the monthly hire double that for a similar apartment in Vällingby?

Normally a 2:an in Vällingby first-hand contract hires for between 1800kr - 3800kr per month depending on various factors.

EDITED TO ADD:

Since you have just moved in with your sambo and are applying for a sambo visa is there a reason you are hiring with such restrictive terms?

Are you not serious about your sambo relationship???

It does sound expensive for 1 bed out in Vällingby unless there is something special

Need to check it is a legal rent otherwise the tennant can go to the Rent Tribunal and get their excess rent back - even after they move out

It's not just one bed room. There is also hall and kitchen. I think it depends on how much the actual rent is and area. If the area is 70sq or 80 sq metres then the rent would be around 6100 sek and for that if he has good furniture, he can add up 20 % maximum which makes 7300 roughly. His apartment might be new. Many factors play role.

Getting an apartment in Stockholm is not easy. It is a big black market. If it is renting whole apartment then it will be like a hot cake. There is always someone who will take it desperately. If he rents for the price without charging for furniture then most of them can afford it. If he charges with furniture then also he could find many.
I do not understand why he kept the ad in this Discussion column instead of on the Noticeboard column. Should be careful as there are many scams.

By description it is a 2:an probably around 55-60 kvm. In the area you can purchase a 2 room apartment 58 kvm with an accepted price of 1,25 mkr avgift of 2854 kr/month such as http://www.maklarringen.se/Kopa/Objektsida...p;source=hemnet

The amount the OP is charging would cover the cost of at least his and his sambos apartment.

A 4 bedroom apartment in Vällingby would be cheaper to rent!

A second hand contract for a place with a first hand hire of 2854 kr should be no more than 3300 kr furnished. You can add 10 -15% for the second hand contract for the furniture. http://www.hyresgastforeningen.se/Fraga_Os...andra-hand.aspx

People should be very careful when renting with a second-hand contract as the protection is weaker. So if you do you should make sure that the rental agreement is of at a minimum what hyresgästforeningen recommends and become a member. http://www.hyresgastforeningen.se/Sidor/default.aspx

The OP is moving in with his 'sambo' so there are rules as to how long one can test living with a sambo and still keep the first-hand contract, but you still need permission. How the OP has worded the advert at the moment means that he would legally be able to throw you out with one weeks notice.

Avoid renting a property on the black market. Make sure that is legit. Do not sign a contract and hope to get the money back later as you may not. DO not sign any contract that you do not agree with.

That 2k or 3k avgift such as maintenance is for people who buy and pay monthly. In that case one also need to pay for bank the interest.
If one sublets an apartment for 3k a 2 room apartment. Then who is going to pay the bank interest?
But, if one rents from the landlord without buying the apartment then the price is more. There are tenants who charge 4k for just a room as inneboende. People need to wait so many years to get a rented apartment. Easiest way is to buy it if one can borrow loan or has so much money. One girl from Finland whom I know just bought it as she doesn't want to stay in queue system. Her father bought her in Hässely.

At the moment - You. Your loan is not normally for the apartment as such, it is for shares in the collective.

The average rental across stockholm for a 2 room apartment (1 bed + living room) of 58 kvm is around 5500 kr per month. The average avgift would be around 4500 kr.

Sorry! the 1800 - 3800 kr mentioned previously is the avgift. Add about 1000 kr for the rent as a guide. So 2800 - 4800 kr in rent depending on factors such as size, if it is old age apartments, student apartments.

Yeah! I agree with you. But, no one would sublet their new bought apartment for 3k if it is for example 60 Sqm. They do not feel well. Either they live by themselves or rent it for a price of market value at-least, like the way other rented apartments are.
And, some of the tenants could also spoil the apartment. They would smoke and make pets to run around. Spoil the sofa with tobacco. Then, later it would be a trouble for the owner of the house (not sure if the owner of the house will be the real owner in the near future) to fix the mess. I am not against subletting. But, as a private person renting it without the landlords permission would become a problem. But, as compared to an inneboende one could watch (as controlling another person is impossible) what is going on. But, subletting the whole apartment is like a risk as one do not know what is going on inside. Just by making 1k profit one could even get big trouble if the lodger's mischievousness is huge.

The rent is controlled in Sweden. So if you charge too much you can be forced to pay it back. There are collective agreements and laws regarding renting and how much you can charge and what you must do.

Landlords who break the laws repeatedly or in a serious manner can be forced to have an administrator control the property, at the landlords expense. That means that the administrator makes all the decisions regarding the property including the level of rent paid.

Unless the building is specified as allergy-free they usually cannot tell tenants they cannot have pets.

Well as a landlord with an inneboende one shouldn't be doing things such as going into the inneboende's room without permission.

How would that be possible? By putting an inspelning one can know if someone looked into inneboende room?
But, it is hard for instance the tenant will bring pets in-spite of letting them know before pets would not be allowed. Smoking not allowed inside of the apartment. They could smoke and say we did not smoke. They can say we did not spoil your sofa as it was spoiled before or it was as before. Then how do you deal with that? Where is the proof now for something happened? There is no smoke or smell recorder.

When one hires an apartment one does an inventory! Shows what is in what condition, if it is in a worse condition one can claim it.

If you are renting, take photos and make sure the inventory is present and correct.

The thing is with the OPs advert one does not know how large the apartment is, it could be a single room apartment of 25 kvm with a kitchen and small bathroom. It could be a student only residence. Not mentioning the lounge room in the advert could mean that there is not one. I have given the OP the benefit of the doubt.

A common scam in Stockholm is for people to rent out there apartment black, charge for both the cost of their apartment and their sambos apartment so they don't have to pay any rent. Plus a bit more...

What is both apartments? You mean if one apartment costs 5k and another also 5k. They charge 10 K and live somewhere else or do you mean they charge 10 K for one apartment and live in Sambo's apartment?
If they charge the actual price then they are doing a favor by letting someone have a shelter. But, if they charge 10 k instead of 5k then they are cheating. But, I don't think there is any fool who pays double unless or until the person is really rich and desperate to live in that locality. But, most of them are quite as long as they stay and complain later on.

Person A has a 3000 kr rent, sambo B has a 3000 kr rent. Person A moves in with sambo B, and rents out his 3000 kr apartment black for 7300 kr.

Because there is a shortage of about 40,000 apartments at the moment some people have no choice but to pay. Person A should give up the apartment if it is a serious relationship.

There is no real serious relationship. It's just give and take. They know it themselves. Otherwise, they would get rid of one of them. But, the problem is who has to give up. A or B? So, if person A gives up then he or she needs to stay on the streets later on. It's for security reasons both should hold their apartments. It could be useful when they split up.
I guess 4.5K or 5K would be a reasonable price instead of 7.3K.

There is a growing trend of renters knowing their rights and getting their own back on landlords who over charge using illegal rents - it was in one of the big daily papers a couple of months ago (either DN of SvD)

Person A rents to person B for a year at 8000kr/month to make a nice profit
Person B knows that the fair rent allowed (brukarvärde) is 4000kr
After a year person B leaves the apartment and goes to the rent tribunal claiming that person A overcharged
The rent tribunal establishes 4000 kr as the fair rent and issues a judgement against person A for 48,000 kr

This is common place these days
