Studenthousing second hand subletting

What happens when they discover

I am wondering, if you have a 2nd hand contract that happens to be student accommodation
and the landlord discovers this, what happens? Do they terminate the contract and give 2 months notice, or do they immediately kick you out? Have the rules regarding this changed recently?

Might depend on if you're from the EU, or Africa Arabia or Asia. They really like the non-EU ones (not including the predominantly white U.S. or Canada for example).

You will be thrown out. In fact, whoever rented the Student accomodation to You 2nd hand has broken the law. It is against the law to sublet student accomodation.

The person I know who was discovered was thrown out as subletting/illegal sharing is prohibitied in the contract you signed

But, there are many ways. You can sublet it without the landlord's consent. You tell the person (student) to live there and just be quiet. If this person (student) goes out and shout and say he is living on your name. Some neighbours can go and complain if he is creating problems in the neighbourhood. If he is quiet then there is no problem. Don't take more than the actual rent. Take just a little more rent if you provide furniture.

If someone complains then Initially the landlord will send you a letter or call and enquire. You better say nothing. Just be quiet. Just reply It's me who is staying. That's it. Never accept that you sublet-ted. Once you agree he will give 2 months notice and kick you off. Because, one fine day the landlord will himself show up next week and try to find if you are living or someone else. He will knock your room door.

Suppose if you have a friend living with you or sharing with you. No matter what, you should be available or none should be available if the landlord visits your room. Tell it's your friend who visited you. That's it. There are many ways if you cooperate. Things will go well. Because for students there is a fuking lot of shortage of accommodation in big cities.

I did not understand your point here exactly. If the room is on your name then you can play a bit how you want. But, there are 2 kinds. One is 1st hand contract and the other is in some cases second hand.

Second hand works like this: The first hand person (becomes sick or takes a semester in other country or becomes pregnant or whatever) finds a person and takes him to the landlord and the landlord agrees and let him or her to sublet the room to the other person. Sometimes Landlord can find the second hand person himself too. If you get this kind of second hand room In this case you are temporarily a first hand person. Now, you can play how you want for a temporary period as I said before. Rent it to someone and pretend you are living there. If you slip your mouth and say yes my friend is living then you are kicked. Just keep quiet and landlord will visit you next week and you should be living in the room or none should be there. If your friend is alone then your room is gone. Just because someone complains your room is not gone. Because, the landlord needs proof. There are many who sublet. Not much to worry.
P.S. I think you are confusing with rules of bostäd and Studenthousing. No rules have changed for student housing. It's the same shit rules and problem.
