Hi everyone, we're thinking of renting out our fully-furnished apartment in Malmo for the summer (about 8 weeks).
As this is the first time we'd be doing so, we need some advice, etc., and answers to queries. 1. Do we need permission from our apartment board (We 'own' the apartment.)? 2. How do we go about drawing up a contract? If anyone has a sample contract, it'd be great to have it. I could send you my email in a PM to enable you to email me the sample contract/format) 3. Our apartment is not insured. Is it a good idea to insure it before we rent? 4. What sort of deposit should we charge since it's a short-time rental? 5. Should we be asking for references from people in the same city? That's all I can think of at the moment, but if anyone has any other advice/learnings from previous experiences, it'd be great to hear it. Thanks in advance for your help. Cheers. |

There are plenty of ready forms for "andrahandskontrakt" on the net, just google for it. The one I just signed myself was a really professional and extensive one which the landlord bought at Akademibokhandeln, I think. Regarding deposit, ask for 10 weeks in advance and return the 2 weeks deposit upon inspection at the end of the rental period. Regarding insurance, are you serious that your apartment is uninsured? ~~~PDX~~~ |

You also should not only have home insurance, that also covers for injury, but since it is a bostadsrätt You need the suppliment for Bostadsrätt insurance. You are risking deep pooh! (also, make sure that the tenant insures themselves, since yours will not cover them even if you have it. It is in the template. 4. Your choice. Maybe if they are tourists, then ask for all in advance, but only when you hand over keys otherwise they would think it a scam 5. What if they are tourists? I would guess it is more likely they are, otherwise the rental period is too short. |

Thanks everyone for their advice. I didn't think home insurance was that big a deal...but I'm now thinking it may not be a bad idea. Will give Lans Forsakringskassan a call on Monday. Have a great weekend. Cheers.

It is! If the board of the housing association finds out you don't have an owners insurance (bostadsrättsförsäkring) they can force you to sell. It is stipulated in the contract that you must have one.
Also, bear in mind that a home insurance in Sweden does not only insure your home. For example, it includes travel and health insurance, which you need if you travel outside the EU. It also covers legal costs and other stuff. |
