First-hand rentals -- question

Can they be private? Or always via queue?

I have been trying to educate myself about the Swedish rental system ahead of throwing myself into the sea apartment-hunting in Stockholm. I have some questions about first-hand rentals. (Yes I know I probably don't have to worry about this for about 10 years!)

Suppose you are the owner of an apartment or house which you would like to rent out. This would be a first-hand rental contract, of course. Must you do this through the government-controlled queue? Or can you give a first-hand contract to a tenant of your choosing? If both are (legally) possible, is one much more advantageous to the owner than the other?

Suppose, hypothetically, as a prospective renter (with an ad on blocket or bostaddirekt or similar) you are contacted by a property owner who wants to rent to you directly. Would this be dodgy, or good fortune? (Or both or neither?)

There is no law that requires landlords to go through the communal queue.

The communal queue is run as a non-profit organization and many, if not most, landlords choose to outsource their business to the communal queue.

If you own your house (not a BRF) you may rent it out as you wish, however there are many laws in favour of the tenant that you have to be aware of.

If you "own" a flat it will likely be a BRF (co-op) and you will need permission from the board.

I am a little bit sick of short term second-hand rentals and constant moving.
