(edit title) Need some help, the exact process to buy a house.. In Gothenburg... Options

Hey guys and gals, just a few questions for anyone that has purchased a house lately and a hope that maybe you can help with some answers so we dont get screwed buying our first place!

My wife and I have been saving for the downpayment for a house for quite awhile, we are looking for something around the 2 to 2.5mil kr price mark and are still about a year away from getting the full downpayment but something really interesting just came up in the market right now. Its a smaller home about the same size as our apartment right now but its got 2 bedrooms which we badly need since our daughter is 16 months now and needs her own room (our current 1st hand apartment is just 1 bedroom and a bigger living space and we have been trying to trade out of this one into a 3 roomer for 4 months now on lagenhetsbye.se). This house that came on the market only kind of brought up our intrest because its sitting at 1.1mil kr which we can afford now, its in the area we want to live and its got the extra bedroom, so we are thinking of just jumping on it and moving there for the next 2-3 years that will allow us to get the whole deposit together for a bigger home quicker.

Saying that, we have been saving of course but we dont actually know the whole process step by step that we need to take. We have booked an appointment for a viewing next week, we know the mortgage is no problem from the bank as we have perfect credit and both work full time. So what is the process? We go, look at it, love it, and put in a bid? Is it customary to offer less than the actual price? How much less? 10%? The house is newly built in 2010, but we should still get an inspection? Where do we find a person for the inspection? How much does it cost? Is there any other "inspections" we need to carry out? How long is the process from when they accept the bid to actually moving in? (In our 1st hand apartment we have to give 3 months notice, and of course we dont really want to pay double rent + mortgage payment for 2 months, is there a way aroundt his?). Are there other fees that you pay besides the 15% downpayment that we should prepare for ahead of time, closing fees and things like that, so we dont get a big bill for something we didnt know about? Last question, the house is on what appears to be leased land and you pay a yearly avgift of 4800kr, is this normal? As I said this our first house, I dont want to buy it and find out that the people that lease the land have decided to do something weird in the future, maybe that is absurd but who knows, the world is an absurd place? And last but not least, if anyone would be so kind as to offer some help in private I would love to send you the link for the place and see if there something out of whack that we should be wary of?

I am sure the process is all pretty straightforward, this being Sweden and all, but I just really dont want to get caught with my pants down on something I didnt know about.

Perhaps your second paragraph life story stopped folks replying on here. But to help, whether you make an offer below asking or have to make increasing bids above the listed price depends on who is interested. And the estate agent can fix a surveyor for you. And your only bill will be the land court fee, no extra legal fees. The process can go very quickly, for example a cash purchaser can in theory have an offer accepted, pay and move in in days. I think you are secure on a rented plot, but someone else might comment. Anything else ?
