What is fee of broker when selling an apartment

Hey,
Can someone tell me what is the fee of a broker if I want to sell a house? How much do they generally charge and is there anything I need to consider before I choose one?

Another thing if I wanna buy a an apartment directly without a broker, what do I need to consider?
Would appreciate response.
