Landlord demanding money for "destroying sofa"

Explain to the landlord that one can add an additional 10 -15% on top of the rent to include the use of furnishings and its wear and tear.

This is normally dependant on the type and quality of the total sum of furnishings.

Explain that over the 12 month period you paid 6000 kr which is actually greater than the worth of the total sum of furnishings. In effect you have already paid the replacement price for ALL of the furnishings present in the apartment.

Explain that you have the photos which show the condition of said furnishing when you moved in and that it is normal wear and tear.

Was there a contract for the 2nd hand rental?
(If there was no contract, then there is no basis for the claim)

What did the contract say with regards damage to furnishings?
(If there is nothing in the contract, then there is no basis for the claim)

Was the 2nd hand renting approved by the Landlord/BRF?
(if it wasnt approved, then tenant risks more trouble and strife, than You do biggrin.gif )

If She threatens to send, and does, a claim to Kronofogden, don't worry or panic, just write onto anything that comes from Kronofogden in big letters across it BESTRIDA ...then feel free to write in English that You do not know what the claim is for, and that You shouldn't pay anything. And send it back to Kronofogden.

That buys time, and Kronofogden pass the responsibility to prove the debt to the other party before anything else happens wink.gif

There is a reasonably long process before any debt becomes a betalningsänmarkning, and part of that process is the establishing that it is a valid debt.

However, I doubt it will go that far if the 2nd hand rental wasn't approved etc..

It doesn't matter you paid 500 sek every month as extra. That is different. It's like 11 % of rent. For that you already agreed and signed the contract I suppose. The problem here is the Sofa. I don't think anything makes difference here. Unless she changes her verdict. The only question here is. Did the sofa got depreciated or not? She has the ball now. It's hard for you to steer as she has the steering now. I personally can understand that there will be a change. If I was in your place I could do nothing. I would blindly agree and come to some agreement. If she is already hard then you can do nothing much. As, proof is only important.

ps. There is no Citizenship test for anyone. It's not just for some. It's for all immigrants. No matter how skilled they are. All are equally treated.

Normally one does not have to pay for normal wear and tear:

In the instance that there is damage in the apartment such as damaged carpets and it is not considered normal wear and tear the replacement value is not new for old, but what a similar item would cost considering for example its age:

This is exactly what I wanted to say. Yorkshire already told. Agreed completely. If you have patience you can go further and further. It depends on how stubborn and dedicated you both are.
You also can make a claim from yourside to kronofogden that she did not repair the tap or something in the beginning before you moved in, the room was very dirty and not clean. There were cockroaches while you moved in. And, you fixed it yourself and it took many hours to fix it and it costed 8.000 sek for the total job as I had to work the whole weekend and buy several things to fix it. Some non sense you could find and claim. There can be found some reason if you plan. Not so difficult to create ord mot ord.

Actually, the place was a mess when we moved in. It was like the dust bunnies bred, well like, bunnies, and it did take several hours to get the place to be as clean as I consider acceptable to live in.

Ok. Then you are lucky now. You drag on the issue. You also join the Hyresgästföreningen. It is just 80 sek for a month. It is also helpful as they can help you in all legal advice for free.
You can create a big story based on it an make an imagination and keep thinking about it. You say because you cleaned it for couple of days you did not go to work for 2 days as you became sick due to cleaning. You bought different tools. She also told that she will provide you a bed or some other stuff but did not provide. In spite of it she charged 500 sek every month. She also said that she would make the complete drainage system properly. But, just left it and I had to smell with it for a week and due to it I became sick and had to buy some medicines.
Create something so that it fits exactly and mention the costs to her. Make a very very big list. If she doesn't pay you just wait. Do not say you will report the matter. You report only if she reports. Tit for Tat.
