Help with renting a lokaler/butiker/retail space

If anyone has any experience with finding a lokaler/butik/retail space in Stockholm I would really appreciate any insight into this. It seems that there is often a broking fee/övertag contract/right contract which in some cases is over a million SEK. Is there anyway around this? Is this an asset to the business if purchased? Thanks
